How Much Does a Dock Cost in Southwest Florida? (2026 Permit Data)

Start your dock budget by deciding what needs to be built: the walking surface, the structure below it, or a dock with a boat lift. This guide uses Cape Coral and Lee County permit records from November 2025 through October 2026 to explain those differences. Use the table above to compare recorded work, then have contractors inspect your shoreline and price the same scope.

How Much Does a Dock Cost in Southwest Florida? (2026 Permit Data)

The short version

  • Permit values describe filed projects; a contractor who sees your shoreline sets the price for your job.
  • Separate decking, pilings, demolition and lift work before comparing written quotes for a new dock or rebuild.
  • Use local permit activity to make a shortlist, check the license and compare quotes on matching work.

The numbers from local permits

Dock$24,000$12,500 - $40,000493Cape Coral + Lee County

New docks with a lift: median $45,000 (574 permits). Dock rebuilds, re-decks and replacements: median $24,900 (118). Docks without a lift that state a size: median $83 per sq ft, typical size 326 sq ft.

Values are what contractors declared on public permits (job value at filing). They are local averages for information, not a quote: only a contractor who sees your shoreline can price your job.

Read dock permit values by the work included

The table above separates dock permits from dock-and-lift permits. Start with the row that matches your plans and the permit office that covers your property. A declared value records what was filed, not the amount on a completed invoice or a price for your home.

  • Match the project category before comparing Cape Coral and Lee County values.
  • Treat the middle half as a description of recorded projects, not a quote range.

Across the tracked Cape Coral and Lee County records, the median declared value on 493 dock permits was $24,000. That group excludes the separate dock-and-lift category. A median marks the middle of those filed values. It does not tell you the decking material, piling work or access conditions on the lot you own. Read the permit description before treating a past project as a useful comparison.

The geographic split matters too. Cape Coral figures come from the city's Marine Improvement permits. The Lee County figures come from county Dock and Shoreline records. We have not pulled City of Fort Myers permits. If you are planning work there, use the tracked records as nearby context and ask the contractor to confirm the permit office for your address.

For dock permits with usable area information, the median declared permit value per square foot was $83 across a sample of 190. This is another way to describe past work, not a rate to multiply by your planned deck area. A dock can include structural work and removal that do not increase its walking surface. Ask what the total written quote includes.

Define the deck, pilings and access before asking for prices

Dock size and decking are visible choices. The pilings, old structure and access to the water also belong in the scope. Give each contractor the same description of how you use the dock, then ask for a written account of what stays and what comes out.

  • Specify pressure-treated wood or composite decking so quotes describe the same surface.
  • Ask each contractor to identify piling work, removal and site access separately.

Write down where you board the boat, where you need to walk and what you want to keep clear. Have the contractor put the proposed layout and decking choice in the written scope. A larger surface and a different material change the work being purchased. A single line that says new dock leaves too much open when you compare it with another proposal.

Ask for an assessment of the supports beneath the deck. Fresh boards do not tell you what condition the pilings are in. Saltwater, sun, barnacles and boat wakes wear dock components around Southwest Florida. Have the contractor identify which parts can remain and which need work. Put that distinction in writing before choosing between a surface job and a structural rebuild.

Walk through access during the site visit. Point out the existing dock, lift and seawall, along with the route from land to water. Ask how the old material will be removed and what removal is included. If proposals describe different ways of reaching the work, ask each contractor to explain the effect on its scope rather than comparing only the final total.

Put the boat lift in the scope from the start

A dock with a boat lift is a different project category from a dock alone. Tell contractors about the lift before the layout is settled. Capacity, motors, cables and a canopy need clear descriptions so the dock proposal and the lift proposal fit together.

  • State the boat and proposed lift capacity before contractors prepare their proposals.
  • Have the quote identify lift equipment and any canopy as included or separate.

Cape Coral dock-and-lift permits had a median declared value of $47,959 in the tracked window. The table above shows that category alongside dock-only work. These are different groups of projects. Subtracting their medians does not reveal what a lift would add to your dock. A contractor needs to see the structure and define the equipment before setting a price.

Ask the contractor to write the lift capacity in pounds and identify the motors, cables and cover included in the proposal. Give every bidder the same boat information. If you are weighing different capacities or adding a canopy, request clearly separated options. That lets you compare the same dock and lift arrangement before deciding which equipment belongs in the contract.

An existing lift needs attention during a dock rebuild too. Ask whether it will remain in place, be removed or be replaced, and how that work fits into the dock proposal. Do not leave reinstallation as an unwritten assumption. Use the Boat Lift Cost in Southwest Florida guide for the separate lift categories, then bring the discussion back to the work at your shoreline.

Decide between new decking and a structural rebuild

The condition below the walking surface determines what a re-deck can accomplish. Ask for a site assessment before deciding to keep the old structure. The permit records distinguish new docks from rebuilds, but those labels alone do not tell you which approach fits your dock.

  • Have the contractor describe retained supports and replacement work in the proposal.
  • Compare the scope of a rebuild with new construction before drawing price conclusions.

In the combined records, new dock permits had a median declared value of $24,000 and dock rebuild permits had a median of $24,890. Those medians describe separate sets of work. They do not establish a discount for keeping an old dock. Removal, the condition of existing supports and the replacement scope all need to be understood at the property.

If the walking surface is the main concern, ask the contractor to explain why retaining the structure is appropriate. If the proposal calls for a rebuild, ask which findings support that scope. You need a clear account of the parts being kept, repaired or replaced. A broad label such as dock renovation is not enough to compare competing proposals.

Storms have driven dock rebuilding across the region, including after Ian, Helene and Milton. A storm history does not settle the condition of an individual dock. Describe known damage during the visit and ask the contractor to examine the structure as it stands. Keep the decision tied to the actual dock rather than assuming every nearby rebuild required the same work.

Make the permit and final inspection part of the job

The contractor you hire handles the contract, price, permit and work. Ask which office covers your address and keep the permit number with your paperwork. Before the last payment, check the public record for the final inspection or completion status rather than relying on the finished appearance.

  • Get the permit number before work starts and save it with the contract.
  • Arrange the last payment around checking the final in the public record.

Cape Coral uses Marine Improvement permits for docks and related marine work. Its public EnerGov search lets you look up a property by address and see the description, declared value, status, inspections and Building Contractor. Check that the description matches your dock project. Ask the contractor to explain a mismatch before work starts, while the scope is still being settled.

For unincorporated Lee County addresses, Dock and Shoreline permit numbers start with DSH. The public Accela Citizen Access search shows the description, status, job value and licensed professional with a state license number. County records cover places such as North Fort Myers, Iona and Pine Island. Confirm the office for your property rather than assuming the mailing town settles jurisdiction.

On larger jobs, Florida uses a Notice of Commencement recorded with the county before work starts and posted at the job site. Ask how that step will be handled. At the end, finaled means the Cape Coral permit passed final inspection or the Lee County permit closed with a certificate of completion. Check that record before making the last payment.

Compare written quotes on one dock scope

Send the same project description to each contractor and compare what each proposal actually includes. Use local permit counts to find active businesses, then check the license and compare quotes. The contractor with the most permits is the most active in those records; volume measures activity, not workmanship.

  • Compare layout, decking, supports, demolition and lift work before comparing totals.
  • Keep equipment options, exclusions and the final payment terms in writing.

Aim for 3 written quotes using the same layout, decking choice and lift plan. Read the removal and piling descriptions alongside the totals. When a proposal leaves something out, ask for a written clarification so you can compare matching work. Keep optional items separate from the agreed base scope, especially a canopy or a change in lift capacity.

Use the contractor records to check job mix as well as total activity. A business with many seawall permits has a different recorded workload from one with dock-and-lift permits. Finaled share tells you how many tracked permits reached the recorded completion step; it is not a workmanship grade. Check the license at myfloridalicense.com and compare quotes before choosing who will handle the job.

Rankings are never paid. To arrange site visits, pick up to 3 marine contractors in our network and they will contact you to look at the job. Bring your scope notes to those conversations. Before signing, make sure the written agreement covers the work, price, permit responsibility and payment terms, with the final checked before the last payment.

Common questions

How much does a dock cost in Cape Coral?

The table above shows Cape Coral's median declared dock permit value and the separate dock-and-lift category. Those values describe filed projects, not a price for your property. Ask contractors to inspect the shoreline and quote a written scope covering decking, supports, removal and any lift work.

Can I multiply my dock area by the permit value per square foot?

Use the recorded figure to understand past permits, not to calculate a job price. Dock scopes can include removal and structural work that are not explained by deck area alone. Have the contractor measure the proposed layout, assess the supports and identify everything included in the written quote.

Is re-decking the same as rebuilding a dock?

A re-deck focuses on the walking surface; a rebuild can include the structure beneath it. Ask the contractor to identify what stays and what is replaced. The right scope depends on the existing dock's condition, so do not assume that keeping old supports is appropriate before they are examined.

Who pulls the dock permit?

The contractor pulls the permit for the work it does. A homeowner can use an owner-builder permit for their own home but takes on the contractor's responsibilities. Ask for the permit number before work starts and check the public record for the final before the last payment.

How do I get comparable dock quotes?

Prepare one description covering the layout, decking, piling work, old dock removal and lift equipment. Give that description to each contractor during the site visit. Compare written inclusions and exclusions, check the license and settle any scope differences before choosing a proposal or signing a contract.
