Dock Builders in Southwest Florida: Costs, Permits and Who Builds the Most
Start your dock shortlist with builders whose permit history includes the kind of dock you need. This page separates docks from docks built with a boat lift, using Cape Coral and Lee County filings from November 2025 through October 2026. Read the job mix, then check the license and compare quotes for a matching waterfront scope.

What the job involves
Describe how you will use the dock before choosing its finish. Boarding a boat, walking around a lift and launching a kayak call for different layouts. A rebuild also needs a clear decision about which existing parts stay and which come out.
- Separate a change of decking from replacement of the framing and pilings below it.
- Put boat boarding, walk-around access and kayak launching into the drawing.
- Compare pressure-treated wood and composite decking within the same proposed dock layout.

Walk the route from your yard to the boat and explain what feels awkward now. Bring that description to the site visit instead of starting with a decking color. Ask the builder to show where you will stand to board, handle lines and reach a lift. Keep any kayak launch or walk-around area in the written layout so it remains part of the job being quoted.
A re-deck and a rebuild are different scopes. New boards do not tell you what is happening underneath. Have the builder describe the existing framing and pilings, identify what will be retained and explain what needs replacement. If demolition is included, put removal of the old dock in the proposal. That gives you a useful basis for comparing a small surface job with a broader reconstruction.
Cape Coral has freshwater canals as well as canals with Gulf access. Saltwater, sun, barnacles and passing wakes wear dock components, but a photograph cannot settle the condition of the structure. Show the builder the water side as well as the walking surface. Discuss wood and composite decking after the underlying scope is clear, with each proposed material named in writing rather than described only as an upgrade.
What it costs: the permit data
The table reports declared permit values for past work, not prices for your dock. Use the dock-only and dock-with-lift categories separately. Footprint, decking, pilings, demolition and waterfront access all need to be defined before a contractor can price your shoreline.
| Job | Median permit value | Middle half of jobs | Permits | Data from |
|---|---|---|---|---|
| Dock + boat lift | $45,000 | $29,600 - $64,800 | 618 | Cape Coral + Lee County |
| Dock | $24,000 | $12,500 - $40,000 | 493 | Cape Coral + Lee County |
Docks without a lift: median $83 per square foot on 190 permits that state a size (typical dock 326 sq ft).
Values are what contractors declared on public permits (job value at filing). They are local averages for information, not a quote: only a contractor who sees your shoreline can price your job.
- Read each permit median with its job category and source area attached.
- Ask every bidder to include the same dock footprint, decking and piling work.
- List demolition and lift equipment separately so omissions are easy to spot.

Across the combined records, the median declared permit value was $24,000 for docks without a lift and $45,000 for docks with a lift. Those are different groups of filed projects. Neither median prices a new dock at your house, and neither is an invoice total. Use the table above to understand the categories before talking through your own layout with a contractor at the water's edge.
Dock area alone leaves out much of the scope. A surface replacement retains different components from a job that removes pilings and starts again. A walk-around beside a lift adds a different use from a straight boarding platform. Write down the layout, material, retained structure and demolition together. Ask bidders to identify any differences in those items before you compare the amounts on their proposals.
A dock-and-lift proposal needs both parts described. Identify the dock work, the proposed lift capacity, motors and any canopy rather than accepting a single vague package description. Access for removing the old structure and bringing in materials also belongs in the discussion. Only a builder who sees the shoreline can turn that scope into a price for the job. Keep the permit medians as background while reviewing the written offers.
Permits and inspections
For a Cape Coral dock, the public record is a Marine Improvement permit. Unincorporated Lee County uses Dock and Shoreline permits. The builder you hire pulls the permit, and you keep the number so you can follow the job through its final.
- Confirm the permit authority for the parcel before the dock work begins.
- Search the property address and compare the description with the agreed dock scope.
- Tie the last payment to checking the permit's recorded final inspection or completion.

Cape Coral's EnerGov public search does not require a login. Search by address to see the description, declared value, status, inspections and Building Contractor on a Marine Improvement filing. Compare the description with your proposal: a dock surface job and a dock with a lift should not be treated as interchangeable descriptions. Ask the builder to explain the permit scope before construction starts and save the permit number with your paperwork.
Lee County's Accela Citizen Access search shows Dock and Shoreline filings with numbers beginning DSH. The records include a description, status, job value and licensed professional with a state license number. This county collection covers unincorporated Lee County, including North Fort Myers, Iona and Cypress Lake. Confirm the parcel's authority instead of relying on its mailing city, particularly when looking at a Fort Myers address.
Larger Florida construction jobs use a Notice of Commencement recorded with the county before work begins and posted at the site. Discuss that paperwork with the builder along with the permit. At the other end of the project, a usable walking surface is not the permit's closing record. Check for the passed final inspection in Cape Coral or the certificate of completion in Lee County before making the last payment.

How to choose who does it
Use the contractor table to find recorded dock activity, then narrow the list by project type. A high total across marine work can include seawalls and covers. Read the dock categories, check the license and compare quotes before choosing who will build at your address.
- Use dock-only and combined dock-and-lift counts to understand each builder's recorded job mix.
- Check the contracting name at myfloridalicense.com before you sign the dock agreement.
- Request 3 written quotes with matching drawings, materials, demolition and permit responsibilities.

Honc Docks & Lifts has 189 permits in the dock categories on this page, while WB Williamson Bros has 169. Those counts describe recorded activity, not an assessment of their workmanship. The table lets you inspect the mix behind the totals without treating every marine filing as a dock. Rankings are never paid. Use this evidence to decide whom to call, then check the license and compare quotes.
Finaled share answers a separate question from permit volume. In Cape Coral it records permits that passed final inspection; in Lee County it records closure with a certificate of completion. An open filing in this collection is not by itself a finding about a builder's work. For your own dock, ask for the permit number and verify the final status directly rather than treating a contractor's overall percentage as a substitute.
When your shortlist is ready, pick up to 3 contractors and they will contact you to look at the job. Send each the same description of the dock and any lift work. Compare proposals against the layout rather than just the final amount. The chosen builder handles the contract, price, permit and construction. Put the final inspection check into the payment terms so the closing paperwork remains part of finishing the dock.
Docks: common questions
Who has the most dock permits in these records?
Honc Docks & Lifts has the largest dock-category count shown here, with 189 permits covering docks and docks with lifts. The ranking combines Cape Coral and Lee County records for the stated window. It measures local activity rather than quality, so check the license and compare quotes before hiring.
What does the dock permit median mean?
The combined dock-only median declared permit value is $24,000. The dock-with-lift median is $45,000. Each comes from values filed on permits rather than paid invoices. Keep the categories separate and ask a builder who has inspected your shoreline for a written price on your actual scope.
Can I replace decking without rebuilding the whole dock?
Have a builder examine the framing and pilings before settling on a re-deck. The proposal should state what stays, what comes out and which decking will be installed. Discuss the permit scope with the builder as well. Surface condition alone does not establish the condition of the structure underneath.
Should I include a boat lift in the dock proposal?
Include it if the planned work includes a lift, and have the equipment described alongside the dock layout. Capacity, motors and any cover should be clear in each bid. A dock-only filing and a dock-and-lift filing represent different scopes, which is why the page separates their permit values.
How do I follow the permit after work starts?
Keep the permit number and search the issuing office's public records. Cape Coral uses EnerGov for Marine Improvement permits; Lee County uses Accela for Dock and Shoreline permits. Check the description and status, then verify the final inspection or certificate of completion before releasing the last payment.
